[00:00:00] You know, in the month of December alone, I'm not talking about 12 months, about 30 days, 31 days, December, we had 1.2 million visitors. 1.2 million people coming to the others, right? And 41% of these people prefer to be in an apartment or a home as compared to a hotel in hometown.
[00:00:25] So that in itself already shows you that people are interested in rental properties. Are they both housing Accra or apartment? At this rate, there may not be any left, right? But this is what people are saying. And so that is why you're seeing these these practices. You get a lot of calls in December, hey, we're booked. Do you have any space here? We're booked. Do you have any space? And you're like, no, we also don't have any more availability because it's booked.
[00:00:54] I mean, we were running into situations last month where for some reason there was a glitch in syncing the calendars for Bookie.com and Airbnb. It's huge problem. It happens a lot. So it does. And double booking, double booking, double booking. Yeah. Yeah. So what's happening? And so that shows you the demand. Yeah. That's huge. Huge. And you said the keyword, marketing. You know, a friend of mine, Alva, says this. He called, marketing is so important. If you don't market, right?
[00:01:23] It's like a guy in the dark winking at a girl. Nobody sees it, right? So that's what I noticed. You know, people don't market their properties and they don't find the right state agency to help them. If you're marketing your properties and using various marketing strategies, for example, if you look at the top 10 visitors that came to Ghana, number one was from the United States. Then followed by Nigeria. Then they, you know, UK, India, and that the list goes on and off.
[00:01:52] Now, if you know that the number one group of visitors is from the US and then Nigeria, India, the UK, wouldn't you start marketing in those particular regions so that you can get those guests to see and raise visibility and exposure? But if you don't know that the guests are coming from this area or from that area, you don't know where to market, right?
[00:02:13] So it's all about doing your research, doing the market analysis and being able to position your property for that exposure.
